Tips for selling your home
- To be a seller try to view your home as if you were the buyer
- For showing homes in the Summer leave the Air on when you leave at a comfortable temperature - home buyers are likely to take a longer look if they're in a comfortable climate inside
- Keep room draperies and shades open to let in light, this helps make rooms appear larger. And, when possible make sure they are free from dust.
- Clean all the windows and let in the Arizona sun.
- If possible touch up paint on the walls and make them shine. Bathrooms help sell homes so make this room sparkle.
- When possible remove or hide the clutter.
- Consider having a garage sale to get rid of some items you no longer need.
- Keep pets out of the way when showing. One type of potential buyer is annoyed - the other has their attention diverted.
- If possible give your home a thorough cleaning (Arizona homes are notorious for dust on the window sills, baseboards and ceiling fans)
- Burn candles when you are home and make it smell good throughout - if possible when you leave... put on some comforting mood music.
- Don't forget to have all light sockets filled with working bulbs. Illumination is like a welcome sign. The potential buyers will feel glowing warmth when you turn on all your lights for an evening inspection.
- Remove and replace items not included in the sale of your house like ceiling fans and/or light fixtures.
- Use attractive spreads when you make up the beds.
- Keep your lawns mowed and bushes trimmed.
- Replace dirty or damaged screens.
- Leave showing up to the salesperson. It is their business to sell. The agent knows the buyer 's requirements and expectations and can best emphasize the features of your home. You will be called if needed.
- Never apologize for appearance. This only accents or distracts from your home.
- Don't discuss anything concerning the sale with buyers. Let the real estate agent discuss price, terms, possession, and other factors with the buyers and their agents.
- Avoid having too many people present during inspections. The potential buyer will feel like an intruder and will hurry through the house. Do not allow children to tag along on the visitors tour. When possible, leave agent alone to show your property. Try to remain in an area not being shown by the sales agent, if you are not able to leave for the showing of your home.
